Aliansce Shopping Centers (ALSC3) announces the official leasing of Parque Shopping
Maceió
Rio de Janeiro, September 27, 2011 - Aliansce Shopping Centers S.A. (Bovespa: ALSC3) announces this date the start of the
leasing of Parque Shopping Maceió.
The mall’s official leasing started with about 50% of its total
GLA already committed by tenants. The mall is expected to
open in the 2Q13.
Parque Shopping Maceió represents Aliansce’s entry into
another capital of the Northeast region of Brazil, a city with
approximately 1.1 million inhabitants within its metropolitan
area. The project is located in the rapidly growing region of
Maceió, which has a low penetration of shopping malls.
The disbursed CAPEX to date represents around 26% of the
total investment in the project. The expected outstanding net
investment at Aliansce’s stake is of approximately R$59.8
million.
The project will have a total GLA of around 36,092 sq.m., 200 stores, movie theater, leisure and entertainment facilities and
about 2,000 parking spaces. Aliansce will hold a 50% ownership in the project and will be responsible for its management and
leasing.
The mall is expected to generate a net operating income (NOI) at Aliansce’s stake of R$14.3 million in its third year of
operation, resulting in a cap rate of 17.2%. We estimate a real and unleveraged IRR of 19.6% for the Company.
