Greetings,
A couple of weeks ago I wrote here in the bulletin about the roof and ceiling of the church. Last week Paul Morin
of the Archdiocese came to look at the roof and the gutter situation. With him were a couple of roofing contractors and an engineering consultant. They took quite an extensive look at the situation of the gutters, the roof as
well as the situation with the Kalwall, which is the fiberglass ceiling parts which allow light to come into the
church. As I had surmised the situation isn’t a simple one and is multi-faceted. Each of the sections mentioned
above has it’s own distinct issue and corresponding solution.
First is the roof, which isn’t in such bad condition. They even said that it has a few more years before it needs to
be painted, in spite of what appears to be rust. There may be issues seams in the metal, but all-in-all it’s in good
shape. That leaves the water damage issue almost entirely caused by the problem with the gutters. The roof is a
massive area and the drain pipes for all that run-off from rain and melting snow is extremely insufficient. Additionally since the drains that do exist are so narrow it allows for an easy build up of debris. Having accumulated
dirt and leaves the drains become clogged and the water having no place to go comes in through many seamed
areas and possibly from broken drain pipes, which are in the ceiling and walls. In order to find out exactly where
the issues exist the consultant and contractors are going to have to return and fill the gutters with water and see
where the leaks occur. It’s a process that is going to take some time but they are aware that I would like to have
the repairs at least underway and potentially completed by the Fall. The ceiling leaks in the chapel vestibule, to the
left of the door as you enter, are most likely caused by the same problem with the gutters. The leaks by the bathrooms are a different issue caused by wind and a sliding glass door in the rectory bedroom immediately above the
parish office. It is expected that putting in a new, stronger framed door or possible French doors that the wind
will be less likely to cause rain to enter into the sliding door grooves. Another problem with the chapel roof is that
it is not pitched enough for rain to flow off. Instead it pools on the roof and before it evaporates finds ways to
enter onto the ceiling. And finally in the chapel are, the dome above the alcove where the statue of Senhor Santo
Cristo is needs to be replaced.
Finally are the hall and rectory gutters. If you look up at them you will notice that there are some very narrow
pipes coming out of them. These are the only exit points for all the water that accumulates on the very large roof
area. The pipes are also about 2-3 inches above the base of the gutter, allowing water to accumulate there until it
evaporates, freezes or finds a way into the building or overhang. There should instead be a 3-4 inch opening, at
the base of the gutter about every ten feet for water to drain immediately. Had this church facility been built in
Arizona or New Mexico it would have been well-suited to that weather. In New England it is ill-suited to our climate. Every time it rains or snows I wonder where water is going to come in next.
Lastly, the insurance adjuster from the archdiocese is coming out to look at all the damage in the church that has
been caused by the leaks. Hopefully he’ll have some good news about a claim that will help pay for those repairs.
The roof is another story and we’re going to have to come up with some funding for that. As yet I have no idea
how much the final tally will be. We will hopefully get by under the Archdiocesan limit of $200,000 for their approval. The Kalwall is another story since there aren’t many options to get around that fix. I really don’t want to
deplete our reserve in the archdiocesan central revolving fund.

Há algumas semanas eu escrevi aqui no boletim a respeito do telhado e do teto da igreja. Semana passada,
Paul Morin da Arquidiocese veio olhar o telhado e a situação das calhas. Com ele vieram alguns homens de uma
empresa que trabalha com telhados e um engenheiro. Eles investigaram cuidadosamente a situação das calhas, do
telhado e a situação do Kalwall, aquelas partes translúcidas do telhado feitas de fibra de vidro que permitem a
passagem da luz para o interior da igreja. Como eu havia suposto, a situação não é tão simples, mas multifacetada.
Cada uma das partes da igreja mencionadas acima possui problemas distintos e soluções específicas.
Primeiramente, em relação ao telhado, verificou-se que não está em condições tão más. Os técnicos até
disseram que ainda não é necessário pintá-lo, apesar da aparentemente já haver marcas de ferrugem. Deve haver
possíveis problemas nos sulcos da junção das placas de metal, mas de maneira geral a situação do telhado é boa.
Portanto, o dano causado pelo vazamento de água é um problema nas calhas da igreja. O telhado é uma área muito
grande e os canos de drenagem do sistema de calhas é insuficiente para o escoamento das águas da chuva e do
derretimento da neve. Além disso, como os canos de drenagem são muito estreitos, detritos acumulam-se
facilmente. Com o acúmulo de sujeira e de folhas, as calhas ficam entupidas e a água, não tendo para onde ir,
começa a entrar no prédio por meio dos sulcos da junção das placas de metal do telhado e, possivelmente, através
de canos quebrados no teto e nas paredes da igreja. Para que se possa localizar exatamente onde estão os
problemas, o consultor técnico e os construtores retornarão e encherão as calhas com água para identificar onde os
vazamentos estão ocorrendo. Este é um processo que levará algum tempo, mas eles estão conscientes de que eu
gostaria que os reparos estivessem ao menos encaminhados ou potencialmente terminados para o Outono. Os
vazamentos no teto do vestíbulo da capela, à esquerda da porta por onde vocês entram, são causados basicamente
pelo mesmo problema das calhas. Os vazamentos próximos aos banheiros são um outro problema, causado pelo
vento e por uma porta de correr de vidro de um dos quartos da reitoria, situado logo acima do escritório paroquial.
Espera-se que após colocarmos uma porta nova e com um batente mais forte (ou possivelmente uma porta
Francesa), haverá menos possibilidade de o vento fazer a chuva entrar pelos sulcos da porta de correr. Outro
problema com o telhado da capela é que ele não é suficientemente preparado nem eficiente para que a chuva
escorra. Ao invés disso, a água da chuva se acumula no telhado e, antes de evaporar, acaba entrando pelo teto.
Ademais, a cúpula sobre o nicho onde está a estátua do Senhor Santo Cristo precisará ser substituída.
Finalmente, temos o problema das calhas do salão paroquial e da reitoria. Se olharem para cima, vocês
notarão que os canos do sistema de calhas são muito estreitos. Tais canos são os únicos pontos de saída para toda
a água que se acumula na grande área do telhado. Os canos sobre a base da calha possuem uma abertura de 2-3
polegadas, fazendo com que a água se acumule lá até que evapore, congele ou encontre um caminho para o interior
do prédio ou do beiral do telhado. Na verdade, as aberturas dos canos deveriam ser de 3-4 polegadas na base da
calha e estar a cada dez pés de distância um do outro para que a água fosse drenada imediatamente. Se o complexo
de prédios desta igreja tivesse sido construído no Arizona ou Novo México, teria sido apropriado para as
condições climáticas de lá. Porém, em se tratando da Nova Inglaterra, o sistema é mal adaptado para nosso clima.
Sempre que chove ou neva, eu me pergunto onde é que a água entrará desta vez.
Para terminar, o responsável pelo seguro da arquidiocese virá olhar todo o dano causado pelos vazamentos
na igreja. Esperamos que ele nos dê boas notícias em relação à cobertura do seguro para nos ajudar a pagar todos
estes reparos. O telhado já é uma outra história e nós teremos de pensar numa maneira de levantar o dinheiro
necessário. Ainda não tenho ideia de quanto será o cálculo final dos gastos. Esperamos que seja abaixo de US$
200.000, que é o limite para que a reforma seja feita sem a necessidade de uma aprovação da Arquidiocese. O
Kalwall já é outro caso, uma vez que não existem muitas opções para que o problema seja corrigido. Eu realmente
não quero esgotar a nossa reserva no fundo rotativo central arquidiocesano.
