Lovely rustic hideaway smallholding – your dream of privacy come
true!
The Quinta da Capinha is a lovely, 5 acre, hideaway smallholding, set in
beautiful surroundings, completely on it's own, in total peace and quiet
with great views over the Cova da Beira, Serra da Gardunha and the Serra
da Estrela. The village of Capinha, with cafes, little shops, chemist etc, is
only 1 km, and the good market town of Fundão is 10km.
The quinta is completely walled; there are approximately 100 grape vines
and 100 olive trees. There are pine, oak and cork oak trees, plus lots of
fruit trees, including many fig and apple trees, pears, quince, loquat,
cherry, peach and chestnut.
There are 5, nice, spacious meadows, one after the other , forming a
little valley and providing ample space for crop/veg growing, and/or,
keeping some animals.
There are 2 spring water wells, and passing 50 metres from the property
is piped municipal irrigation water, this could be connected to the
smallholding for a very minimal monthly fee. If wanted, mains water
could also be connected very cheaply. Electricity is 600 metres away, this
could cost up to 6,000 Euros to have connected. Any of these things we
would gladly organise.
The house is made of solid local stone and is registered for habitation.
The footprint is 30 m² plus 51 m² of enclosed courtyard. The house will
need completely renovating/converting, and could be extended out over
the courtyard.
Access after leaving the tarmac road is a couple of hundred metres on a
reasonable dirt track.
